The Area and Its Housing
Centreville's own housing dates mostly from 1940 to 2015, with the median build year around 1981, which puts most of what we see square in the torsion-spring-and-chain-drive era. The communities we travel to share a lot of that profile. Within a handful of miles - Bull Run, Yorkshire, Manassas Park, Sudley, Clifton, Fairfax Station, South Riding - you're looking at similar vintage stock, so the same springs, same cable gauges, same opener generations show up call after call.
Farther out toward Dunn Loring, West Springfield, Nokesville, Lake Ridge, North Springfield, Idylwood, West Falls Church, Pimmit Hills, Dale City, and Springfield at eleven to fourteen miles, you're still largely in that 1980s-90s build window, though pockets run newer or older depending on when a given subdivision went in.
Across the roughly 305,000 households and 109,000 owner-occupied houses in this broader area, with a median household income north of $136,000, we see a fair number of owners who upgrade rather than patch - insulated steel doors, modern openers with rolling-code remotes. But the older torsion hardware is still common enough that it's most of what fills our schedule on any given week. We travel to all of these places from our Centreville shop; we don't keep a satellite location in any of them.
